Tips for Choosing the Right CompSet in RevControl

A well-chosen CompSet is the foundation of a strong pricing strategy. With the right competitors in RevControl, you’ll get an accurate market view and make better decisions.

Why your CompSet matters

In RevControl, your CompSet is used to compare your hotel’s prices and market position to those of your competitors.

The better your selection, the more reliable your insights.

That’s why we recommend filling all 10 available competitor slots in RevControl.

Step-by-step: How to build your CompSet

1. Start with your own market

  • Look at hotels in the same city or neighborhood.

  • Focus on similar characteristics: star rating, price range, facilities (pool, spa, meeting rooms), and target audience (business, leisure, groups).

2. Use OTAs as a research tool

Since you often don’t have direct access to competitors’ occupancy or ADR figures, you can use public sources:

  • Search your city on Booking.com, Expedia, or another OTA your guests commonly use.

  • Filter by similar price range, star rating, and facilities.

  • Note which hotels frequently appear high in the results—these are likely direct competitors.

3. Review the “Calculated Competitors” in the Booking.com Extranet

In the Booking.com Extranet, you can see which hotels the platform considers your main competitors:

  • Go to AnalyticsCompetitorsMy competitive set.

  • This list shows Booking.com’s calculated competitors based on guest search behavior and booking data.

  • Check which hotels are relevant to your market position and consider adding them to your RevControl CompSet.

4. Compare pricing and positioning

  • Review average rates on OTAs for different dates (weekends, weekdays, high and low season).

  • See if the price range, style, and service level match your own hotel.

5. Fill your RevControl CompSet

  • Add your chosen competitors to RevControl until all 10 slots are used.

  • Focus on hotels that appear both in OTA search results and in Booking.com’s similar properties or calculated competitors.

  • Avoid hotels with a very different target audience or price segment, as they can distort your benchmarks.

Practical tips

  • Think like your guest: If you were booking in your city, which 10 hotels would you seriously consider?

  • Mix nearby and slightly further away: Sometimes, a hotel in a nearby district or town is relevant due to a similar price point or target audience.

  • Review your CompSet regularly: Market conditions change—check at least every six months to keep your list up to date.

With a well-chosen CompSet in RevControl, you’ll get the most out of pricing comparisons and market data, helping you maintain a competitive edge and spot opportunities sooner.
